About this building
This pump station building was built to the CSA A277 standard for factory-built buildings. It was framed, sided and finished in a shop, then delivered about 98% complete. On site, a crane set it onto a pre-cast foundation, so the work at the site was limited to final connections.
Built in the shop
The walls and roof were framed and sheathed in plywood indoors, then sided and painted. A CSA A277 label on the finished unit shows that it was built as a factory building.

Delivered by trailer and set by crane
The finished building was loaded on a flatbed trailer and driven to the site. A crane lifted it off the trailer and lowered it onto its pre-cast foundation in one lift.

What to plan before ordering a modular utility building
A factory-built utility building saves time on site, but a few things have to be settled early.
- Foundation: the foundation has to be ready, and its size has to match the building, before delivery day.
- Crane and access: check the crane size, the reach to the final spot and the truck route, including overhead wires.
- Standard: CSA A277 is the Canadian standard for factory-built buildings. Ask the local building department which approvals the site needs.
- Ventilation and openings: plan the vents, door and windows around the equipment that will go inside.
Frequently asked questions
What is CSA A277?
CSA A277 is the Canadian standard for factory-built (modular) buildings. The label on the unit shows it was built to that standard.
How much of the building was finished before delivery?
The building was delivered about 98% complete. It was craned onto a pre-cast foundation, so only the final site work was left.
Do modular buildings need a permit?
Approval rules depend on where the building goes, so check with the local building department. See Shed Rules by City for the cities covered on this site.
