Ucluelet’s building bylaw doesn’t apply to an accessory building under 10 m² (108 square feet), and the District’s own guide says a storage-only shed of that size can go up without a permit if it creates no hazard and meets zoning. In the common R-1 zone, sheds are limited to 60 m² (645 square feet) in total and 5.5 m (18 feet) in height, must sit at least 1.5 m (5 feet) from the rear and side lot lines, and can’t be placed in the front yard.
Quick answer: do you need a permit for a shed in Ucluelet?
- Under 10 m² (108 square feet), storage only, no hazard: no building permit, but zoning rules still apply.
- Over 10 m²: a building permit is required.
- A small building with plumbing or heating, or used as a studio or workshop, needs a permit whatever its size.

|---|---|
| Permit threshold | Bylaw 2001 s.4.1.3(b): the bylaw doesn’t apply to an accessory building under 10 m² of floor area. The District guide says a permit is needed over 10 m² (108 square feet). |
| How area is measured | The bylaw says “floor area” and the guide says “building area”. Zoning “Gross Floor Area” is measured to the exterior walls. How roof overhangs count: not confirmed. |
| Other conditions | District guide: the exempt shed must be for storage only and create no hazard; a workshop, studio or building with plumbing or heating needs a permit. Zoning s.401.3: no living in an accessory building. |
| Zoning check without a permit | The guide says an exempt shed must still meet zoning (setbacks, height, lot coverage), and that a restrictive covenant or development permit may apply. |
| Max total area | R-1: 60 m² (645 square feet) of accessory gross floor area combined, s.R-1.4.2. R-1 lot coverage is 35%, s.R-1.3.3. |
| Max height, flat roof | 5.5 m (18 feet), s.R-1.5.2, measured to the highest point of the building. |
| Max height, pitched roof | 5.5 m (18 feet), s.R-1.5.2. Same limit, measured to the highest point. |
| Rear setback | 1.5 m (5 feet), s.R-1.6.1(2). |
| Interior side setback | 1.5 m (5 feet), s.R-1.6.1(2). Both side yards together must be at least 20% of the lot width, s.R-1.6.2. |
| Exterior side setback | 5 m (16.5 feet), s.R-1.6.1(2). |
| Front yard | Banned in the front yard, s.401.4. Exceptions are an engineer-certified garage or carport on a difficult lot, and some waterfront buildings. R-1 front setback is 7.5 m (25 feet). |
| Separation from house | No distance is set in s.401 or R-1. A building sharing a wall with the house along at least 15% of the house’s perimeter counts as attached, s.401.5. |
| Zones covered | R-1 read in detail. R-2 has the same 60 m², 5.5 m and 1.5 m limits (s.R-2.4 to R-2.6). Other zones weren’t checked; s.401 applies to all lots. |
| Permit fee | Schedule C: $9 per $1,000 of construction value for accessory buildings (owner declaration), $120 minimum; a $120 non-refundable application fee is credited to the permit fee. |
What the BC Building Code says
BCBC 2024 Division A 1.1.1.1(2)(e) says the Code doesn’t apply to accessory buildings under 10 m² in building area that don’t create a hazard, and “hazard” isn’t defined, so the local building official decides. Where a district’s own documents are silent the provincial rule is the default, but the district may be stricter; on this page the 10 m² figure comes from Ucluelet’s own building bylaw and guide, and the size, height and setback figures come from the zoning bylaw.
Rules that apply even without a building permit
- Zoning: size, height, setbacks and the front yard ban apply to every shed.
- Electrical: wiring a shed is regulated separately by Technical Safety BC.
- Use as an office or bedroom: that makes the building habitable, which needs a permit, and a shed can’t be a dwelling.
- Covenants, development permits and easements: the District says a lot may have a restrictive covenant or be in a development permit area.
What isn’t confirmed
- Whether a required distance between a shed and the house exists. None was found in the bylaw.
- How roof overhangs count toward the 10 m² limit.
- Whether a site plan is needed for a small shed without a permit.
- Rules for zones other than R-1 and R-2.
- The zoning bylaw copy is labelled an unofficial consolidation, so it may not be the latest legal text.

Frequently asked questions
Can I build a storage shed in Ucluelet without a permit?
Yes, if it’s under 10 m² (108 square feet), used for storage only, creates no hazard and meets zoning. Anything larger needs a building permit.
Can a shed go in the front yard?
No. Zoning s.401.4 bans accessory buildings in the front yard, with narrow exceptions for engineer-certified garages or carports and some waterfront buildings.
How much total shed area is allowed in the R-1 zone?
60 m² (645 square feet) of accessory buildings combined, and the whole lot is limited to 35% coverage.
Can a shed be turned into a studio or guest space?
A building with plumbing or heating, or used as a studio, needs a permit even if it’s under 10 m². Zoning s.401.3 also bars living in an accessory building except for certain permitted guest cottages or accessory dwelling units.
